How Courtyard Messaging Works
Courtyard allows residents to communicate with their HOA or property management team using simple SMS messages. Residents can ask questions or request information by texting a dedicated community number.
Opting Into SMS Messaging
Residents must initiate contact by sending a message to their community’s Courtyard number. This number is shared by the HOA or property manager in welcome packets, on signs, or via onboarding emails, all of which clearly explain that messaging Courtyard is optional and that by doing so, the resident agrees to receive SMS replies.
We do not auto-enroll residents in SMS communication. Consent to messaging is not bundled into lease agreements, privacy policies, or any other service terms. Residents must take a separate, clear action (sending a message) to opt in.
Opt-In Disclosure and Confirmation Message
When a resident texts Courtyard for the first time, they immediately receive a compliance-focused confirmation message that includes the required disclosures:

"Hi! You’re now connected with your community's Courtyard SMS line. You’ll receive replies to your questions about HOA or community services. Msg & data rates may apply. Msgs are sent only in response to your inquiries. Reply STOP to unsubscribe."

Resident: When is trash day?
Courtyard: Hi! You’re now connected with your community's Courtyard SMS line. You’ll receive replies to your questions about HOA or community services. Msg & data rates may apply. Msgs are sent only in response to your inquiries. Reply STOP to unsubscribe.
Courtyard: Trash pickup is every Tuesday and Friday morning. Please have bins out by 7am.
Opting Out
Residents may opt out of SMS communication at any time by replying with STOP, UNSUBSCRIBE, or CANCEL. When we receive any of these keywords, Courtyard will:
- Immediately stop all future messages to that phone number
- Confirm the opt-out with a final message: “You’ve unsubscribed from Courtyard text messages. Reply START to resume.”
Residents can also opt out via our website by submitting their number in the support section.
Privacy, Data Security, and Compliance
Courtyard takes resident privacy and carrier compliance seriously. We:
- Conduct regular audits to ensure messaging practices meet Twilio and CTIA guidelines
- Log all opt-ins and opt-outs to maintain a verifiable record of consent
- Prohibit all unsolicited marketing or promotional texts
- Immediately suspend any account found in violation of messaging policies
All resident data is handled securely, and messaging is used only for relevant community inquiries.
